Our featured project of the month is the Gruene Road Office Development located in Gruene Texas. Just down the road from historic Gruene Hall, and about two miles from the new Resolute Health Hospital at Creekside in New Braunfels, this recently completed, two building medical office development complements the surrounding residential and commercial development and architectural style. It is located at 948 and 952 Gruene Road.

948 Gruene Road is approximately 8,000 square feet. Dr. Anna Boecker occupies a little over 4,400 square feet for her practice which specializes in women’s health and pediatrics. This move represented a significant increase in the size of Dr. Boecker’s practice, aimed at taking advantage of a rapidly increasing population base. The balance of 948 Gruene Road is occupied by the two practices of Dr. Marc Franklin. In addition to his base practice, The ENT Center of New Braunfels, Dr. Franklin also operates Cosmetic Esthetics. Dr. Franklin moved his operations to the new project in order to acquire ownership in his space and better serve his patient base.

952 Gruene Road is owned by Dr. Jay Gruhlkey, who operates his practice, Lonestar Medical in approximately 2,600 square feet. Lonestar offers internal medicine and allergy related medical services. The balance of the space, around 1,400 square feet, is currently offered for sale or lease.

Both buildings are single story wood frame construction on concrete slab foundation and were designed as shell structures to be used for multiple medical or commercial office tenants. The exterior building materials consist of a limestone veneer with various earth tone shades along with a muted sage colored stucco. The building roofing mixes colored standing seam metal with a clay barrel tile at the entries. The entry doors to each space are richly stained wood and glass. In addition, there are roughhewn cedar posts, trims and trellis which are used as visual accents on both buildings along with plenty of windows to enhance both exterior views and natural light.

The shell building design as well as all of the interior architectural work for the tenant spaces were completed by Stephen J. Kramer Architecture + Design, Inc. Project management services were provided by Highflex Development, LLC of Austin, Texas. March Construction of San Antonio was chosen as the General Contractor. SCHERTZ PARKWAY PLAZA - BUILDING 600

Building 600 is part of the Schertz Parkway Professional Plaza located in Schertz, Texas. The Schertz Parkway Professional Plaza is a master planned-planned 58,000 square foot medical/professional office park developed by SPV Ventures with the master plan and individual building designs completed by Stephen J. Kramer Architecture + Design, Inc.

Building 600 is a 6,000 square foot single story building with wood frame construction and concrete slab foundation and was designed as shell structures to be used for medical or professional office tenants. The exterior building materials consist of a stone wainscot and veneer with painted stucco accent walls and a standing seam metal roof. The building also features an entry tower, raised roof at the corner of the buildings, and a covered drop off area as well as ample shared parking and attractive landscape design.

The shell building design was completed by Stephen J. Kramer Architecture + Design, Inc. and the building is occupied by The San Antonio Orthopaedic Group. Common Street Professional Building

The Common Street Professional Building is a 30,000 s.f. two storey concrete tilt wall office building that has Dentists, Doctors and other professional office tenants. It has a rock and stucco exterior accented by standing seam metal roof towers at the building entry and stairwells. The exterior materials and colors give the project a warm earthy feel with a definite Texas flair. Rich wood doors and trim combine with cream and brown travertine floors and wrought iron light fixtures and railings on the building interior to complete the overall feel of warmth and quality in this project.

SAN ANTONIO APARTMENT ASSOCIATION

The offices of the San Antonio Apartment Association consist of approximately 7000 s.f. of office with 60 parking spaces on a 2.3 acre site located at the corner of Babcock Road and Bamberger Way in Northwest San Antonio. This facility is the first location that the apartment association has built and will own, having leased space for all of it’s previous offices.

The building interior consists of administrative offices, a waiting and reception area, work and storage rooms as well as a conference room, break room, restooms and a large education room that will serve as a meeting space and a facility to hold seminars put on by the association. The interior finishes include laminate cabinetry, tile and carpet flooring, and granite countertops as accents in certain areas.

The exterior of the building has a glazed stucco finish with limestone accents. The roofing is a standing seam metal and there are covered porches at the entry and off of the education room on the side of the building.

The ‘Babcock’ office of Coldwell Banker D’Ann Harper Realtors is a new 10,000 s.f. commercial office building that was constructed for the Client by M.J. Boyle Contractor, Inc. of San Antonio on a 1.4 acres of a 2 acre site on Loop 1604 west of Babcock Rd. in San Antonio. The site is over the Edwards aquifer and is subject to very stringent water runoff and tree preservation requirements due to its location. We developed a master plan that not only allows for the construction of the building and associated parking but potentially for a second building of about 5000 s.f. on the remaining undeveloped land.

The building exterior uses native limestone and stucco with brick accents and a standing seam metal roof to achieve a contemporary look that has it’s roots in traditional Texas vernacular architecture. There is client parking in the front of the building as well as additional parking behind the building for employees. The site is extensively landscaped and existing trees have been preserved as much as possible to provide a very lush look on the exterior.

On the interior the building features a vaulted ceiling in the reception area, large break room, ample file storage, 2 MLS reasearch rooms, 6 individual conference rooms, 20 agent offices that can accommodate from 2 to 6 agents and a large training room that can hold up to 70 people for company meetings and other functions.

O'KRENTS ABBEY FLOORING CENTER

The O’Krent’s Abbey Flooring Center project is a 34,000 s.f. three story concrete tilt wall building that contains warehouse, showroom and corporate offices for the longtime San Antonio flooring company. Some of the unique challenges of this project involved adapting to a severely sloping site and integrating the three functions of the building while providing employees, vendors, installers and customers with functionality, ease of access, a quality work environment and an unparalleled retail experience. Some of the features of the building include extensive product display, open atrium-like feel, monumental curving entry stairs, warehouse overlook, special builder and interior designer sample rooms, employee gymnasium and a media and presentation friendly conference room. The focal point of this project is the glass rotunda entry which brings to mind the previous O’Krent’s building just north of downtown San Antonio.

The GSABA offices are located on the ground floor of the building and include a large auditorium space with a curved glass wall and a large fireplace. This space can be used for seminars, training, lectures, parties and other association fucntions. There is reception area with a large granite wall that features the names of individuals and companies that donated to the project. There are conference rooms, offices and a plan room as well as a kitchen for event caterers to use and a large outdoor deck. The second floor of the building has been leased to tenants who provide the association membership with insurance and engineering services.

The site is approximately 2 acres on the south side of loop 1604 between NW Military Highway and Bitters Road. Great care was taken to provide ample parking for the facility while still preserving the large oak trees on site.

The building exterior consists of native Texas limestone and stucco on the walls and a standing seam metal roof. Much of the material and labor for the project was donated by members of the association. The building has lots of glass to take in the views and let in natural light. There are towers accenting the entry and the corners of the building. The interior materials for the building were selected to look like an expensive custom home with wood paneling and mouldings, tile floor and lots of built-in cabinetry. There were many people who were involved in making this project a success and the facility should be a wonderful home for the builders association for many years to come.

MCROY AT OAKWELL FARMS

McRoy Building at Oakwell Farms

The McRoy Building at Oakwell Farms is a 10,000 s.f. professional office building planned for a very tight and heavily wooded site in the Oakwell Farms Development in San Antonio. Fitting all of the parking and siting the building were challenges that were addressed during the design phase. The building was sited so that the entry faced the intersection of Oakwell Court and Lynn Batts Lane. The building Owner’s space was oriented to take advantage of the view at the back of the building which consisted of the woods and a natural water feature. The building itself is a single story interpretation of Frank LLoyd Wright’s Prairie Style with a strong horizontal focus and large roof overhangs. The natural Limestone is accented with green slate bands which compliment the standing seam metal roof. The interior of the building utilizes stained concrete floors and features a large metal mobile designed and constructed by the building Owner to hang in the skylit atrium.

LOWERY ZACAGNI AND POWELL OFFICES

The offices for Lowery, Zacagni & Powell, an accounting firm is another building in the complex at the Metropolitan Business Park in north central San Antonio. The building exterior compliments that of the law and insurance offices providing a uniform look for the development. The materials as well as the roof pitches, design elements and siting of the building also enhances the design consistency of the project. Shared parking and a shared water quality pond allow for a more efficient use of the site.

The building that we designed for our new offices is situated on a one quarter acre lot with 3050 s.f. and 12 parking spaces. The landscaping that was planned and installed uses water saving xeriscape principles;no turf areas and water saving plant materials.

The building itself has a contemporary two color brick exterior with two distinct entry gables and a standing seam galvanized metal roof with 3 foot overhangs to provide plenty of shade during the day. Each office and room will have windows to take advantage of natural lighting. Other features of the building design such as six inch insulated exterior walls, 10 inch batt insulation at the ceiling, foil faced roofing deck to reflect heat away from the attic,as well as indirect fluorescent lighting, zoned air conditioning and northern orientation also help in maintaining the energy efficiency of the building.

Our offices will occupy half of the building and consist of an entry/reception area, 2 private offices, drafting room with 4 work areas, built in shelving, desks and storage, a copy room and closets. The other half of the building will be tenant lease space with their own entry/reception area, 4 private offices, a copy room, and closets. We will share bathrooms and a conference/break room between ourselves and the lease space.

OFFICES FOR STONE WERKS BIG ROCK GRILLE

The Stone Werks offices are approximately 6,000 square feet and feature a raised entry with a painted stucco parapet wall on four sides of the building. The interior consists of numerous offices, all with windows to allow for natural light, a large conference area, reception and waiting area along with work spaces and a warehouse area for storage.

Stone Werks Big Rock Grille was established in 1995 and is an upscale rustic American grill offering a variety of foods, wine and beer. Stone Werks outdoor patios are great for outdoor dining and watching sports.

STONE OAK CENTRE OFFICE BUILDING

Stone Oak Centre Office Building Stone Oak Parkway San Antonio, Texas

This project is a 20,000 s.f. office building in the Stone Oak Development in north central San Antonio. The majority of the building is on the ground floor and there is a second floor that is over about half of the first floor area. The interior contains a two storey atrium with monumental stair and elevator lobby. The building exterior is a contemporary spanish stucco with a barrel tile roof. An arched colonade and corner tower provide accent details and interest to the building exterior.

AMCORP INSURANCE OFFICES

Amcorp Insurance Office building is another project in the three building complex at the Metropolitan Business Park in north central San Antonio. The building exterior compliments that of the other two buildings in order to present a consistent look for the development. This 5,000 s.f. facility houses the corporate offices for this locally owned commercial insurance company. One goal for this building as well as the whole complex was to preserve as many of the large live oak trees on the site as possible. By doing this the building utility costs are lower and the buildings themselves are allowed to fit naturally into the existing surroundings.

ROGERS RANCH OFFICE BUILDING

This three storey 24,000 s.f. office building has a stucco exterior and spanish tile roof. It is located on a highly visible intersection in northwest San Antonio overlooking loop 1604 and the Texas Hill Country. The building owner was determined to build for the maximum potential of the site and in addition to the initial project has planned for a future two storey 5000 foot building pad.

LAW OFFICE OF R. DAVID FRITSCHE

The building designed for the Law Offices of David Fritsche is a 5,000 s.f. law office in the Metropolitan Business Park in North Central San Antonio. It is one of three similar buildings in the complex designed by Stephen J. Kramer Architecture + Design. The three buildings are arranged in a L shape on a rectangular site with shared parking. The exterior of the buildings feature stucco with Texas limestone accents and weathered standing seam metal roofs to give an overall contemporary Texas style. The law office was designed for the client’s needs as well as to provide executive suites for other lawyers to lease within the building. Area such as the law library, conference rooms, and support spaces would be shared by both the building owner and his tenants.

This 5,000 s.f. stucco office building was designed as the local office for the law firm of Usick & Oncken which has offices both in San Antonio and in Houston. The Owner wanted to save as many of the existing oak trees that were on site and the building and parking were located to achieve this. The building itself has a more traditional stucco facade that reminds one of a southern manor. Details such as Decorative wrought iron railings and lighting fixtures add to this feel.

This 20,000 s.f. office building for Alexander Utility Engineering Company was a project that was designed but remains unbuilt at this time. The building was a two story 20,000 s.f. concrete tilt wall building on a moderately sloping two acre site. The Client requested an attractive efficient building for expansion of they’re Engineering Company with the intention of moving from there current 12,000 s.f. facility. Due to economic reasons the construction for the building was never started.
