O'KRENT'S ABBEY FLOORING CENTER

O’Krent’s Abbey Flooring Center

The O’Krent’s Abbey Flooring Center project is a 34,000 s.f. three story concrete tilt wall building that contains warehouse, showroom and corporate offices for the longtime San Antonio flooring company.  Some of the unique challenges of this project involved adapting to a severely sloping site and integrating the three functions of the building while providing employees, vendors, installers and customers with functionality, ease of access, a quality work environment and an unparalleled retail experience. Some of the features of the building include extensive product display, open atrium-like feel, monumental curving entry stairs, warehouse overlook, special builder and interior designer sample rooms, employee gymnasium and a media and presentation friendly conference room.  The focal point of this project is the glass rotunda entry which brings to mind the previous O’Krent’s building just north of downtown San Antonio.

LAKESIDE PLAZA RETAIL AND OFFICE CENTER

The Lakeside Plaza Retail and Office Center was built by J.C. Mize Construction Services and is approximately 8,600 square feet. The building is constructed of concrete tilt wall panels with a stone veneer and wainscot with metal canopies over the windows. The Lakeside Plaza Retail and Office is anchored with a finish out for Golden Chick Restaurant also built by J.C. Mize Construction Services. The Golden Chick is an approximately 2,600 square foot finish out that features a full kitchen, dining and play area with a drive through window.

Golden Chick began in Central Texas in the late 1960’s when the chicken was created by the development of a secret marination and batter mixes. The restaurant has steadily grown over the years and features fried and roast chicken, the original golden tenders, salads and sides.

HIGH POINT PLAZA

High Point Plaza is a new medical office building designed for our client Mr. Tom Maynard and constructed by Red Hawk Contracting.

The building was designed and built as a shell building and contains approximately 9,000 square feet. The exterior of the building is painted concrete tilt walls with a low sloped roof, a stone wainscot and a painted EIFS parapet cap. There are standing seam metal roof canopies over all of the windows and doors and pre-finished metal scuppers and downspouts.

AQUARENA PLAZA

The Aquarena Plaza retail center is a 2 acre development on Aquarena Plaza Blvd. in San Marcos, Texas consisting of 3 separate buildings with a total of approximately 20,000 square feet of leasable space.   The 2 acre site is on a busy corner lot just west of IH 35 near the Texas State Universitey Campus.  A small wood frame cottage was moved from the site prior to development and several large Pecan trees were preserved as a part of the project.  The site required us to fit multiple buildings around the trees, while allowing for the sloping topography, ample parking and on site storm water runoff detention.

The building exterior has stucco walls with large storefront windows and a chopped stone wainscot.  The buildings all have tower structures clad in corrugated metal siding at the building corners to provide a visual landmark for the project.

The current tenants for the project include a 5000 s.f. student bookstore, a real estate office for the project developer, an apartment locator service, a Subway sandwich shop and a new venture called Crazy Good Yogurt.   There is approximately 9000 s.f. of space available  from 1000 s.f. to 4600 s.f. with one 2600 s.f. space that has drive through access.

D AND D FARM AND RANCH SUPPLY STORE

   

D&D Farm & Ranch Supply Store

The D&D project was a remodel of the existing building that consisted of an exterior renovation, interior remodel and a new building addition. The original building was a 25,000 square foot pre-engineered metal building with a metal panel exterior. The new building has a painted stucco parapet wall and new stucco exterior with a copper colored metal roof canopy. An additional 7,500 square feet of additional retail space and a new 7,500 square foot building with a covered drive were added to the existing building. The new addition features an expanded retail area for the store and the new building serves as the new feed department.

D&D started in 1959 as a bumper company and added tack and western apparel in 1972 to create a one stop shop for farmers, ranchers, equestrians, cowboys and cowgirls. D&D remains locally owned and family operated and was built around a knowledgeable western minded staff. There new addition will allow them to expand their clothing and shoe offerings from Western wear to casual and beach wear for the summer.

BIG LOTS

The Big Lots building is a pre-engineered metal building frame of approximately 30,000 square feet and features a painted EIFS parapet wall, a decorative covered entry with stone accents, a low slope metal roof and dock height door at the back of the building. The interior of the building is mostly open space with a few offices, store room and rest rooms to allow for the retail set up of Big Lots.

Big Lots is the nations largest closeout retailers and they offer brand-name closeouts and bargains to create a unique shopping experience. They offer a broad assortment of merchandise including seasonal products, furniture, housewares, toys and gifts.

DON'S AND BEN'S LIQUOR AND WINE

Don’s & Ben’s Liquor & Wine

The space is a 3200 square foot interior finish out for a retail liquor store in the Terrell Plaza Shopping Center. The interior of the space consists of a storage area, restrooms, walk-in cooler with the remainder of the space left open for display and sales area.

Gabriel Holdings is home to Gabriel’s Wine & Spirits, Don’s & Ben’s, Fine Spirits Emporium, Seazar’s and Wines Best Buy and have been serving San Antonio and surrounding communities for nearly fifty years. They provide wines, liquor, beers, mixers and bar accessories, but can also do catering including magarita machines, cigars, flowers and delivery.

SORRENTO PLAZA

Sorrento Plaza retail center is located on Culebra Road in San Antonio, TX.  The project was constructed by Landstar Development for San Antonio Pediatrics, who also have a medical office in the center.  It is a single story facility with a total of approximately 11,500 s.f.  One of the unique features of this project is that the building envelope is constructed out of lightweight block composed of recycled styrofoam and concrete.  It is a highly insulated exterior wall and is a ‘green’ or ‘sustainable’ material.

The building exterior has a stucco finish with stone accents.  The roof of the center is a low sloped roof with a central tower and canopies that utilize a patina green standing seam metal roof.  Sonia Garcia, our interior designer, helped the Owner make the material and color selections for the building, as well as for their office finish out.

Additional tenants in the building currently include Ron Heller Real Estate, Farmer’s Insurance, a veterinary facility and another medical office.  There is only one space remaining in the center that needs to be leased.
